Owning a home means there is almost always something that needs attention. The problem is figuring out what needs to be repaired now, what can wait, and what small problem could turn into an expensive one if it is ignored.

That is the idea behind a home maintenance assessment. At Waltman Construction LLC, we offer assessments throughout Mobile and Baldwin County, Alabama, including Mobile, Spanish Fort, Daphne, Fairhope, and nearby communities.

Instead of waiting until you have a major leak, rotten wood, or damaged drywall, an assessment gives you a better picture of the visible repair and maintenance needs around your home.

What is a home maintenance assessment?

A Home Maintenance Assessment is a general walkthrough of the accessible areas of your home with a contractor looking for visible maintenance and repair concerns.

This is different from a home inspection performed as part of buying or selling a house. Our assessment is for people who already own their home and want help figuring out what needs maintenance or repair.

We look through most accessible areas for visible signs of deterioration, damage, or overlooked maintenance. Afterward, you receive a written summary with photos. When the work falls within our services, we can also provide repair estimates.

Why have your home checked if nothing is obviously wrong?

Many expensive home repairs start small. Failed caulk can allow water behind trim. A roof or flashing leak can damage drywall and framing. A small area of exterior wood rot can spread. Moisture underneath a home may go unnoticed until flooring or other materials show damage.

The purpose is not to convince you that everything needs to be fixed. It is to help answer three questions:

  • What needs attention?
  • What should be handled first?
  • What can wait?

For homeowners who are not sure where to start, that can be more useful than discovering problems one emergency at a time.

What do we look at?

Every home is different. Depending on the construction of the house and what can be safely accessed, we may look for visible concerns involving:

We agree on the areas to cover before the visit. The goal is useful information that helps you take care of your house, rather than the longest possible list.

Why home maintenance matters in Mobile and Baldwin County

Heat, humidity, heavy rain, storms, and long periods of wet weather can be hard on building materials here. Exterior wood, caulking, flashing, decks, porches, siding, and trim deserve attention.

A small opening can become rotten wood or interior damage later. Walking around your house and paying attention to changes is one of the simplest ways to catch problems earlier. See our service area for local project examples and information about scheduling.

How often should you check your home?

An annual walkthrough is a useful reminder, but there is no schedule that fits every house. Older homes, properties surrounded by trees, homes with a leak history, and houses with significant exterior wood may need more frequent attention.

Keep an eye on the property throughout the year and take another look after severe weather. A more thorough periodic walkthrough can help you plan repairs before several neglected problems show up at once.

“I know my house needs work. I just don’t know where to start.”

Maybe you have noticed a ceiling stain, soft exterior trim, or a door that no longer closes properly. Maybe you bought the house several years ago and have not had anyone go through it since. Or you already have a list of repairs and do not know which deserves your money first.

An assessment gives you a documented starting point. We work on home repairs and remodeling, so we can discuss how visible concerns may connect to other work.

What happens after the assessment?

You receive a written summary of findings with photos. Where appropriate, we can also provide estimates for repairs Waltman Construction performs.

You can review what was observed, decide what to address first, and budget for work over time. You do not have to repair everything at once. Repairs are scheduled separately.

For specific planning questions, read about repairing or replacing rotten wood, deck repair versus replacement, and what affects drywall repair cost.

Is this the same as a home inspection?

No. A Waltman Construction Home Maintenance Assessment is not a substitute for a licensed home inspection, engineering evaluation, code inspection, pest or termite inspection, mold assessment, or specialized evaluation by a licensed trade professional when required.

It is a contractor’s general assessment of visible maintenance and repair needs. It does not guarantee that every hidden issue will be found. If something appears to need evaluation outside our scope, we will tell you.

Who is an assessment for?

  • Homeowners who are unsure what maintenance has been overlooked
  • Owners of older homes
  • Anyone noticing several small problems around the house
  • Homeowners with possible water damage or exterior deterioration
  • People trying to plan a home repair budget
  • Anyone who wants help deciding where to start

You do not need to wait until something breaks to start taking care of it.
