HOMEOWNER GUIDE

Why Skylights Leak and What to Check First

A stain near a skylight does not prove that the glass is the source. Flashing, surrounding roofing, the skylight unit, and condensation can produce similar symptoms. Identifying the source comes before repairing the ceiling.

Note when moisture appears

Record whether it follows wind-driven rain, any rain, or cold-weather indoor condensation. Note recent roofing work and whether the stain changes. That history helps an appropriate roofing or skylight professional investigate rather than starting with an assumed diagnosis.

Flashing and roof details matter

VELUX describes flashing as the connection that helps keep water out where the skylight meets roofing. Product, roof type, and installation details matter. A bead of sealant should not be assumed to correct every leak or substitute for the right detail.

Keep the inspection accessible

Photograph interior staining and any visible deterioration from a safe location. Do not climb onto the roof or remove wet ceiling material to get photos. Active leakage and electrical concerns need prompt attention by the appropriate professional.

Repair the interior after the source is resolved

Once source correction, drying, and any necessary remediation are complete, we can discuss damaged drywall, insulation, trim, or other finishes. The interior repair estimate depends on the affected area and material condition, not just the size of the stain.
